The challenge
The project involved a unique dynamic: the CIUSSS de l'Estrie–CHUS, as the building's end-user, was a tenant rather than the owner. Consequently, the design had to meet their specific needs and compliance requirements while balancing the cost, quality, and long-term sustainability goals of the Fondation Horace Boivin.
Our approach
To strike the right balance between these different realities, the teams relied on a collaborative and iterative design process. Regular meetings, site visits, and full-scale mock-ups made it possible to validate requirements, test proposed solutions, and refine the design throughout the project. It was a practical way to keep all stakeholders at the table and build a solution that meets everyone's needs.
Results
Integrating Lean construction methods helped optimize repetitive tasks and maintain an efficient pace throughout the project. Despite a seven-week shutdown caused by the pandemic, the project was delivered three weeks ahead of schedule while improving upon the initial budgets. This early completion provided the owner with an extra month of rental income and gave the tenant more time to prepare the space and welcome residents.
